In Total Property Management Services, Inc.'s effort to manage your properties more efficiently and provide an additional amenity to residents, we have partnered with Obligo to offer deposit-free living at your new rental, which allows qualified renters to move in without paying a large cash deposit upfront at no cost to you.

This FREE service provides the same protection as a traditional security deposit, so you will stay safe while renters remain accountable. In the event of damage or missed rent, Obligo will initiate an ACH payment to your property immediately, then collect it from the renter using a pre-authorized payment method. (Obligo’s deposit alternative is secured via a Letter of Credit model with Wells Fargo. You can learn more here.)

We’re implementing this change to give renters financial flexibility and simplify security deposit management. Obligo-powered deposit-free properties are easier to manage, provide a better resident experience, and help owners stay ahead of the competition at no additional fee.
