TOTAL PROPERTY MANAGEMENT SERVICES, INC. RENTAL QUALIFICATIONS: Fair Housing Fact Sheet

  • Total combined gross monthly income of all applicants must be at least 2.5 times the rent or two months' rent may be required at move-in or a larger security deposit*. Under California law, applicants with a government rent subsidy have the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of the applicant’s reasonable ability to pay the portion of the rent to be paid by the tenant, including, but not limited to, government benefit payments, pay records, and bank statements.
  • Credit issues or a score of less than 650 may be considered or two months' rent may be required at move-in or a larger security deposit*. Alternative evidence of ability to pay option is ONLY available to government rent subsidy recipients If you have a government rent subsidy AND are choosing to submit alternative evidence of your ability to pay rent to be considered instead of your credit history.
  • Good verifiable rental history/owned a home or two months' rent may be required at move-in or a larger security deposit*. No evictions/unlawful detainers/outstanding judgments/relating to a landlord or property management company within the last 7 years or more than 3 times late on rent within the last 12 months.
  • Criminal misdemeanor/felony convictions within 7 years, from the date of disposition, release, or parole, of the processing date which will likely pose a risk to the health/safety of others, the property, or other substantial, legitimate, and non-discriminatory interest or purpose of the housing provider may be considered as noted below:   
    • Total Property Management Services, Inc. will consider mitigating information when considering an applicant’s criminal history. Mitigating information means credible information about the applicant that suggests that the applicant is not likely to pose a demonstrable risk to the health and safety of others, the property, or other substantial, legitimate, and non-discriminatory interest or purpose of the housing provider. Mitigating information must be credible information that a reasonable person would believe is true based on the source and content of the information. Mitigation information includes but is not limited to: • The age of the individual when the criminal conduct occurred; • The amount of time that has passed since the date of conviction; • Whether the conduct arose as a result of a disability; • Whether the conduct arose from status as a survivor of domestic violence; • Whether the individual has maintained a good tenant history before and/or after the conviction; • Whether there is evidence of rehabilitation efforts, including satisfactory compliance with all terms and conditions of parole and/or probation; successful completion of parole, probation, mandatory supervision, or post release community supervision; and • Other conduct demonstrating rehabilitation, such as maintenance of steady employment. Fair Housing and Criminal History Fact Sheet

PROSPECTIVE TENANTS MUST HAVE VIEWED THE PROPERTY THEY ARE APPLYING FOR BEFORE THEIR APPLICATION WILL BE PROCESSED. APPLICATIONS ARE BASED ON A FIRST-COME, FIRST-SERVE BASIS. WE DO NOT ACCEPT MULTIPLE APPLICATIONS AT ONE TIME. IF A PROPERTY HAS A PENDING APPLICATION, WE WILL GLADLY PUT YOU ON A WAITING LIST, SHOULD THE PENDING APPLICATION BE DENIED OR THEY DECIDE NOT TO RENT THE PROPERTY. THE WAITING LIST WILL BE CONTACTED IN THE ORDER RECEIVED.

 

  • Each applicant(s) must fill out and fully execute (sign) a rental application for all persons who will reside in the property that are 18 years of age or older. Applicants must indicate and provide all information requested on the application or state “N/A” to any items that are not applicable. A third-party company will verify all information on the application, so please provide accurate information including dates, addresses, and telephone numbers to avoid any processing delays.
  • $47.95 non-refundable application/holding fee for each applicant. Convenience fee(s) may apply/varies. 
  • Applications may take at least 1-3 days to process, excluding weekends and holidays.

 

 

Income verification for all applicants:

 

Salary/Hourly Employee

  • Most recent one month's worth of paycheck stubs

 

Self-Employed

  • Most recent 2 Years of Personal Federal Income Tax Returns and 2 months of Bank Statements.

 

Additional/Other Income:

  • Current Year’s Social Security Awards Letter.
  • Current Year’s Pension or Annuity Awards Letter
  • Court ordered documentation for proof of alimony or child support payments.
  • This list is not limited to any of the above and any proof of additional/other income may be accepted with review and verification depending on the type of income and proof provided.

 

AFTER APPROVAL AND PRIOR TO MOVE-IN:

 

All applicants will need to provide either one item from each list below or two items from the “Primary Forms of ID” Section. 

Primary Forms of ID (one is required, two will satisfy this requirement):

  • Valid Driver’s License
  • Valid State Issued ID Card
  • Military ID
  • Passport
  • Non-Resident Alien Card 

 Secondary Forms of ID (one is required unless two of the above “primary forms” have been provided:

  • Medicare Card
  • Student ID
  • ATM/Debit Card
  • Credit Card
  • Social Security Card

 

A NON-REFUNDABLE holding deposit/leasing fee will be required upon approval and will be applied toward the first (1st) month's rent at the time of move-in. Applicant(s) understands that upon reciept of the NON-REFUNDABLE holding deposit/leasing fee by Total Property Management Services, Inc., the property will be reserved specifically for the applicant(s). Failure to pay the NON-REFUNDABLE holding deposit/leasing fee will be cause for automatic denial.
